Alma del Cabo – San José, Almería

1. General information
These terms and conditions govern bookings for tourist accommodation managed by Alma del Cabo, the trade name under which holiday rentals and property management are carried out in San José, Almería (Spain).
By making a booking, the guest expressly accepts these Terms and Conditions.

2. Making a booking
No booking will be considered confirmed until a deposit of 30% of the total amount has been received, which must be paid within a maximum of 3 days of the booking request by bank transfer, unless otherwise specified.
Once the deposit has been received, Alma del Cabo will send written confirmation of the booking.

3. Price and services included
The price of the accommodation includes:
Electricity and water consumption.
Bed linen.
Bath and hand towels.
Basic toiletries and kitchen items.
Cleaning prior to the guest's arrival.
Beach or pool towels are not included.

Additional services:
Pets (only in pet-friendly accommodation): €20 supplement per stay for extra cleaning, to be paid at check-in.
Cot and/or high chair: free service upon prior request.

4. Check-in and check-out times
Check-in: from 4 p.m.
Check-out: before 11 a.m.
Early check-in or late check-out may be requested in advance and will be subject to availability, and may incur an additional charge.

5. Guest registration
In accordance with current regulations (Royal Decree 933/2021), all guests must complete the guest registration form before arrival, including minors. Valid identity documentation must be provided for all guests over the age of 14.

6. Security deposit

Direct bookings (website or other direct channels):
Studios and small apartments: €100.
Apartments and large properties: €200.
The deposit must be paid before or upon arrival by bank transfer or in cash and will be returned after check-out, once the accommodation has been checked, provided there is no damage, loss, excessive dirt or breach of rules. The accommodation must be left in a similar condition to that on arrival. If additional cleaning is required, €30 may be retained from the deposit.

Reservations made through Airbnb:
No security deposit will be requested. However, the guest will be responsible for any damage or breakages detected after departure, and the corresponding cost may be claimed through the platform.

7. Occupancy and usage rules
The number of people staying in the accommodation may not exceed the maximum capacity indicated in the reservation under any circumstances.
Assignment, subletting or use other than for tourist purposes is not permitted.
The accommodation must be left in a similar condition to that on arrival. If additional cleaning is required, €30 may be retained from the deposit.

8. Pets
Pets are only allowed in accommodation that expressly states this and with prior written confirmation. The guest will be responsible for the behaviour of the animal and for any damage caused.

9. Liability
Alma del Cabo is not responsible for external noise, third-party construction work, occasional supply cuts or accidents arising from the use of facilities such as swimming pools, terraces or common areas, the use of which is the sole responsibility of the guest.
The accommodation insurance does not cover guests' personal belongings.
We provide two sets of keys for each property. A charge may apply if a set of keys is lost.

10. Cancellation policy

Non-refundable web rate:
· Cancellations more than 7 days in advance: 30% penalty (non-refundable deposit).
· Cancellations within 7 days prior to check-in: 100% of the reservation will be charged.
· No Show: the total amount paid will be charged.
Changes to dates may be requested before check-in and will be subject to availability and the rate in force at the time of the change.
We recommend that you take out travel insurance with cancellation cover to cover any possible expenses.

11. Noise and neighbourly coexistence
Guests undertake to respect the basic rules of neighbourly coexistence and rest at all times. It is strictly forbidden to hold parties, noisy gatherings or any activity that may disturb the neighbours.
Rest hours must be respected, avoiding noise between 11 p.m. and 8 a.m., as well as during the usual siesta hours. The use of music, televisions or other sound devices must be kept at a moderate and appropriate volume.

12. Failure to comply with the conditions
Failure to comply with these rules may result in the cancellation or early termination of the stay. Additional charges may also apply in case of damage to furniture or valuable items, or if the property requires excessive cleaning due to improper use.
